{"id":1442,"date":"2026-06-23T20:45:55","date_gmt":"2026-06-23T20:45:55","guid":{"rendered":"https:\/\/corporate-movers-usa.com\/?p=1442"},"modified":"2026-06-23T20:45:55","modified_gmt":"2026-06-23T20:45:55","slug":"35-of-airbnb-and-vrbo-rentals-in-philly-dont-have-the-right-licensing-new-report-finds","status":"publish","type":"post","link":"https:\/\/corporate-movers-usa.com\/?p=1442","title":{"rendered":"35% of Airbnb and VRBO rentals in Philly don\u2019t have the right licensing, new report finds"},"content":{"rendered":"<div>\n<div>\n<div><audio><\/audio><\/div>\n<\/div>\n<p>More than a third of short-term rental properties like Airbnb and VRBO in Philadelphia have licensing issues, according to a new report from the City Controller\u2019s office released Tuesday.<\/p>\n<p>Read more <a href=\"https:\/\/corporate-movers-usa.com\/?p=1440\">The Spring-Ford school district is moving to fire a Spanish teacher supported by community members<\/a><\/p>\n<div><\/div>\n<p>The controller found that of 3,734 analyzed licenses associated with short-term rentals, 1,327 were expired ornoncompliant. <\/p>\n<div><\/div>\n<div><\/div>\n<p>\u201cShort-term rentals are an increasingly important part of Philadelphia\u2019s lodging market, especially during major events that we\u2019re experiencing right now,\u201d City Controller Christy Brady said in a news release. <\/p>\n<div><\/div>\n<p>\u201cThe industry\u2019s growth requires a clear, efficient regulatory framework with strong licensing and enforcement tools to identify noncompliance,\u201d her statement read.<\/p>\n<div><\/div>\n<p>The city adopted licensing requirements in 2023, after coming under scrutiny for lack of regulation.<\/p>\n<div><\/div>\n<p>In one casehighlighted by the report, the controller found a host operating 50 listings in the city without any of the correct licensing. <\/p>\n<div><\/div>\n<div><\/div>\n<p>In other cases \u2014 including one property offering renters the chance to \u201cChill in Style Anime Themed Escape\u201d\u2014 licenses were either absent or associated with unrelated uses like dumpsters or towing companies. <\/p>\n<div><\/div>\n<p>Philadelphia\u2019s short-term rental market has been in the spotlight this summer, as the city hosts major tourism events including the 250th anniversary of the Declaration of Independence, the World Cup, and Major League Baseball\u2019s All-Star Game.<\/p>\n<div><\/div>\n<p>The city has 121 registered hotels with 19,615 rooms and over 4,000 short-term rentals. <\/p>\n<div><\/div>\n<p>That\u2019s a large reduction from before the licensing regulations took effect in 2023, according to the Department of Licenses and Inspections (L&amp;I). <\/p>\n<div><\/div>\n<div><\/div>\n<p>L&amp;I says it has removed 10,452 unlicensed properties from rental sites since the beginning of 2024. <\/p>\n<p>Read more <a href=\"https:\/\/corporate-movers-usa.com\/?p=1438\">Top auto regulator opens special probe after a Tesla slams into a Texas home, killing a woman<\/a><\/p>\n<div><\/div>\n<p>Under the regulations adopted in 2023, short-term rental hosts who live in the properties they are renting have to get a zoning permit and a \u201cLimited Lodging Operators License.\u201d <\/p>\n<div><\/div>\n<p>For those who do not live in the property, a zoning permit and a rental license with a hotel designation is needed. The licenses must be renewed annually. <\/p>\n<div><\/div>\n<p>No short-term rentals are allowed in the Far Northeast section of Philadelphia, where City Councilmember Brian J. O\u2019Neill, a Republican, banned them. <\/p>\n<div><\/div>\n<div><\/div>\n<p>The controller\u2019s report recommends simplifying the \u201ccomplicated compliance process for hosts\u201d and switching to a more tech-oriented enforcement approach, which could monitor \u201cnoncompliant listing across multiple platforms.\u201d<\/p>\n<div><\/div>\n<p>The result, the report suggests, would help the system move away from \u201ccomplaint-driven enforcement managed by a small staff\u201d of L&amp;I workers.<\/p>\n<div><\/div>\n<p>Nashville and Mount Pleasant, S.C., have outsourced short-term rental regulation monitoring to third-party companies using automated tools to track listings across platforms. <\/p>\n<div><\/div>\n<p>As a result, they both saw over 90% of rentals complying with local laws, a huge increase from the previous status quo.<\/p>\n<div><\/div>\n<p>\u201cThe city can benefit from using technology-assisted monitoring tools that can support the identification of potentially noncompliant listings across multiple booking platforms,\u201d Brady said in a statement. \u201cOther cities are already utilizing this technology and significantly improving their enforcement measures.\u201d <\/p>\n<div><\/div>\n<p>In the run up to the World Cup, short-term rental hosts in Philadelphia \u2014 as well as hotel leaders \u2014 have expressed concern that the anticipated level of consumer interest before this summer\u2019s festivities has not fully materialized. <\/p>\n<div><\/div>\n<p>Just before the games began, the region\u2019s short-term rental market had an occupancy of about 60%, according to AirDNA, which analyzes data from companies like Airbnb and VRBO. <\/p>\n<p>Read more <a href=\"https:\/\/corporate-movers-usa.com\/?p=1436\">Forsythia chef Christopher Kearse opens Known Associates, a cocktail bar in the former Varga Bar space<\/a><\/p>\n<div><\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>The City Controller\u2019s report recommends simplifying the \u201ccomplicated compliance process for hosts.&quot;<\/p>\n","protected":false},"author":1,"featured_media":1441,"comment_status":"open","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[30,4],"tags":[],"class_list":["post-1442","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-commercial","category-real-estate"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.7 -
